    Default 3 Car shed costs

    Hi all

    a guy a few houses up from me bought a large 3 car shed built for 30k

    I am looking at getting the same sort of shed built. i have asked titan sheds about it and they have said "50k minimum"
    this seems steep to me and i was wondering if that is really the going rate for sheds at the moment.

    My bank has pre approved me for $280k on top of my mortgage so getting the finance is not an issue but i feel this is a bit of a rip off and if i am ripped off on a bill that gets put on the mortgage then unfortunately over the life of the loan it puts a massive amount of additional cost in interest.

    I just built a 12 x 8 shed with 2 roller doors, access door, shower, toilet and laundry tub.

    With slab, 2 pack coating etc 40k.

    I was looking last year for a 3 car shed. There only going up in price.

    Some that I looked at. Priced around the 15k plus slab plus install

    between 30-40k sounds about right for supply install with slab and council paper work

    A quick calculation on the slab @ 150mm x 15m x 15m alone using a pump would be around $15,000 plus

    One thing they don't mention in the ad is the guttering and downpipes, which will also be needed & connection to the storm water.. Extra Expense.

    I dont see they will need a slab that big. the shed is 9x7

    as the bank is paying for this out of the mortgage it makes little difference as it is dept, even if i do sell up and move or the house is liquidated the dept will be paid first so from the point of view of the assets it will make no difference.

    Additionally after speaking to a lawyer i was told that given the house is entirely in my name and as i am paying all the mortgage payments and associated costs there is very little case for claim on that asset.

    and even if there was it would only be a percentage of what equity is in the property and after this spend that will be minimal and it does not have to come from the house it can come from anywhere be that assets or super.

    Additionally the partner situation is somewhat sorted in that an agreement has been made that there will be no attempt made to get to my assets in the case of a separation,
