    Default Shed construction timeline

    I have been waiting on a shed / garage fabrication and build for the better part of 6 months now and the fabrication has since been completed and delivered on site.

    however in the contract it states "the kit will be delivered close to the scheduled erect date because we don't want the kit to be onsite for any length of time to avoid accidents damage or theft (this does happen)"
    every time i ask for a date the work is going to begin all i get is weasel words to avoid answering the question.

    Additionally the contract has no start date on it other than when ground is broken as he left that part blank. however ground was broken when the earthwork was done and it has since been 200 days at the beginning of this month since that was done so he has gone over that now anyway.

    it seems the only one actually complying with the contract is me.

    so is it a requirement for builders to be able to outline when the work is going to take place or is it acceptable to be fobbed off and told "i will do it when i feel like it"

    most is paid. the only outstanding payment is the final payment of about 7K

    Might be worth getting some legal advice and not paying any more money until the job is complete to your satisfaction.

    they will always find an excuse but the time line you have stated is way to long.

    start to finnish about 60 days

    also should have progress payments in the contract

    IE:
    1: prep and pour slab = $xxx
    2: deposit for shed $xxx
    3: remainder for shed on delivery $xxx
    4: Installation of shed $xxx
    5: final payment after council sign off
    dont say linux if i wanted it id install it

    There where progress payments in place

    they are similar to above

    1: 10% deposit for shed / building approval 13% of total contract (paid)
    2: shed fabrication = 55% of total contract (paid)
    3: slab pour = 19% of total contract (paid)
    4: Installation of shed = 11% of total contract (outstanding due to incomplete progress)
    5: final payment after council sign off = 2% of total contract (outstanding due to incomplete progress)

    the other part that is really concerning is in the terms of the contract it states that building material delivered to site are my responsibility in the case of theft or damage the notation indicates this will be a short period of time and implied to be days / a week. however i have no control over the delays/ this seems extremely unfair.

    ok seems the theft attempts have started.

    The dogs started barking so i checked the live feed on the cameras. A black 4x4 pulled up at the back fence and the occupant was looking over the fence taking photos. I went out the back with my phone in my hand and they called out asking if they are ok to park there for a bit. I asked them why and they said they where "waiting for someone". i said that it honestly looks a bit suspicions and i will be keeping an eye on them. i then continued to watch through the security camera then a short period of time later they drove off.

    so i suspect i am going to be loosing the building material.

    Might be worth setting up a camera out front to photograph the number plates of the cars attempting to purloin said materials. That way, at least, you can "shoot" them with out getting into big trouble yourself.

    Just remember to fire your first shot through a gal shed wall to prove you gave them a warning shot, then go to town as you were in fear of your life
