Buying a dot com domain from a squatter

Hi, I am setting up a business and want to get all the domian names available.
I have managed this except for the dot com domain which is owned by a squatter in the UK.

He has agreed to sell it to me but I am after advice on how I should proceed from here..

I am going to transfer the funds via PAYPAL.

The squatter made the undertaking,
"The domain is at godaddy.com and will provide a free push or auth code once
monies received"


Any advice welcome..
